Australia’s private credit market continues to grow yet remains early in its development compared with larger global markets. Within this space, commercial real estate credit is attracting increasing attention as banks scale back certain types of lending and borrowers seek more flexible capital solutions. MaxCap estimates the Australian CRED opportunity to be around $490 billion, with non‑bank lenders expanding their role as demand rises.

CRED is often used within fixed income allocations, providing defined loan terms and exposure to residential, industrial, mixed‑use and select retail assets. MaxCap’s Haley Devine highlights three core factors that determine the strength of a CRED opportunity: the underlying asset, the borrower’s experience and financial position, and the investment manager’s ability to source, assess and manage loans effectively.
